PBHA Tenant Charter
We aim to support you to realise your potential, build on your strengths and achieve independence.

Our Core Values
Everything we do reflects our core values of being tenant-led, resilient, safe and secure, reflective, equality for all and positive change.
How we achieve these core values in our work with you
- We will treat you fairly with respect and transparency and be open and honest with you without discrimination.
- We will offer you a good quality, well maintained, safe, secure and well-managed home.
- When you sign your tenancy agreement, we will ensure you understand your rights and responsibilities as a tenant.
- For people referred via our support pathways, we will help you to identify those things you may need help with and based on this, devise your housing plan. Your housing plan will include how often you meet with your allocated worker and when and where you prefer to meet.
- If we cannot provide certain support ourselves, we will help you access other relevant organisations who can best assist you.
- To help you in your tenancy we will provide clear, timely and concise information on Peter Bedford including access to relevant policies, its training and well-being courses, Tenant Conferences and annual events. We will inform you of volunteering opportunities at Peter Bedford.
- To help you settle into your new community, we will also provide information on organisations and activities in your area.
- To achieve being tenant-led, there are many ways for you to get involved. For example, our Tenant Forums are held four times a year. At these you can voice your opinions without fear, discuss current housing issues and celebrate our achievements.
- For people living in shared properties, there will be regular house meetings.
- If you are finding it difficult to keep your tenancy, we will you find ways to help you improve the situation by giving timely support and advice.
- We will support you with living independently by giving you guidance, information and support about move-on.
- We will be accountable to you by being open to collective scrutiny and being transparent on all aspects of running PBHA e.g. addressing any problems tenants may have, our performance on safety, repairs and complaints and how we spend our money.
What PBHA expects from its tenants
- For every tenant to treat tenants, participants and staff with respect as you would like to be treated yourself and not to discriminate against anyone.
- To engage and participate in the support offered to you and the services and events PBHA has to offer.
- To make a positive contribution to the PBHA community.
- To meet your obligations under your Tenancy or Licence Agreement by being a good neighbour, respecting your property, paying your rent and service charges on time and in full.
- To assist PBHA in maintaining your home e.g. reporting repairs, allowing contractors to enter your property for maintenance and safety checks.
Feedback, Comments, Complaints
- PBHA always values tenant feedback and comments about our service. We will listen to you and value your opinions.
- If you have a problem with Peter Bedford, we have a Complaints Policy and take all Complaints seriously. We will respond to your Complaint in a respectful and timely way so you can simply and quickly raise your concern and seek an agreed solution
