Our houses are spread across the two boroughs
of Islington and Hackney, with particular concentrations in Stoke
Newington and the Finsbury Park area.
New tenants live initially in a shared flat,
where they will have their own bedroom and share kitchen, bathroom,
sitting room and other communal areas .
Rents vary but are affordable to allow people
to become employed without risking the loss of home.
Support is tailored to each person. It can be
as little as one hour per week or as much as eight hours. Support
is personal, practical and emotional as needed. It is provided
by skilled housing support workers on a non-residential basis.
Hopes and plans for the future are central and we provide support
to move on and resettle.
Who can become a tenant?
Single people between 23yrs and 65 yrs who are:
- Homeless or living in inappropriate accommodation
- Able to live in unstaffed housing with visiting support.
- Need more than just secure permanent housing.
- Willing and able to live in shared accommodation
- Willing to engage in the support and services we offer
- Willing to abide by Peter Bedford's Equal Opportunities Policy.
- Able to take basic responsibility for their own health and
safety
Including people and managing risk
We will take risks that we are able to manage and have a reputation
for including people that other agencies will not consider. However,
we will not accept into housing people who pose unmanageable risks
to themselves or others.
Who can refer?
Not exclusive by label or client group
Referrals come from agencies working with a range of client groups
including mental health, learning difficulties, and homelessness
agencies. We also consider referrals for people who are ex-offenders,
have dual diagnosis or multiple needs.
Priority for Hackney and Islington people
Preference is given to referrals from statutory and voluntary
organisations in Islington and Hackney. People from other boroughs
may be accepted from approved referral sources or where they are
sponsored by statutory agencies.
Action on diversity
We work to a minimum target of 45% new lettings to black, minority
ethnic or refugee tenants with an emphasis on local communities
who are under-represented.
How are people recruited?
Our success in tenancy sustainment is
very high. Key to this is the care and attention we give to recruitment.
The time from interview until a tenancy is granted is at least
4 weeks. This includes attending workschemes, life style matching,
identifying support needs and assessing risks.
